Was the conversation recorded in John 3 from Jesus or John?

The discussion thta we have recorded down for us in John 3 between Jesus and the Pharisee leader, were those the actuals words Jesus spoke directly, or did John place there his interpretation  of what was stated?

There are no markers in the text to suggest John was interpreting what Our Lord is shown to be actually speaking.

Then why do so many commentators seem to be suggesting that portion was John giving to us his view on what they were discussing?
