Extremely happy with this deal for a 9-rated hotel (with similarly stellar reviews on TripAdvisor) at more than $200 off the lowest rack rate.

Oddly, though, the NYOP work ended up with a slightly bigger cost than the Express Deal for the same property ... despite the nightly NYOP rate being $5 lower.

Used the BFT Priceline image to reach Priceline.

There is a $90 Express Deal that's clearly this hotel.
No other 4.5s in the Southwest zone and plenty of free rebid possibilities, so I took the NYOP approach. Bidding began at $79 and brought an immediate counter-offer of $112.  I worked up $1 per bid from $80 through $85, the price that won it.

Figured this would cut around $16 from the Express Deal cost, since it's $5 a day lower and would lightly reduce the tax.  But for the first time in my experience, a lower NYOP rate actually netted out slightly above the higher Express Deal rate. The difference appears to be a stiffer Priceline fee.

Comparison figures below all include the daily $12 charge (the Granduca calls it a "conservation fee")

Granduca website best price:                 $550.85    (this factors in the hotel's summer $25 gift card offer, since it can be applied against the $575.85 full price)
Priceline Express Deal all-in:                 $340.98    ($270 room charge, $36 conservation fee, $34.98 taxes and fees)
Priceline NYP all-in                                 $343.50    ($255 room charge, $36 conservation fee, $52.50 taxes and fees)

Thank you for posting your bid, and for bidding through our Priceline link. Always be aware of the fees that Priceline is charging. Most of the time, the fees for Express Deals are the same or higher than bids for the same amount, but I have seen a case like this at least once before.

Fantastic deal. I'm sure it's as nice as their Houston location.
